When it comes time to put a home on the market, sellers are looking for every advantage they can. According to a recent report by Columbus Realtors, September 2016 saw an 8.3-percent increase in home sold in the city and a 5.2-percent increase in price. This is great news, but it doesn’t mean sellers and their agents can take their eyes off the prize.
There is still plenty of competition, and finding the particular charm of each home is as important as ever. While Pure Equity Group makes good use of 3D Listings and social media, we keep an eye on the basics, too. Curb appeal, repairs and the usual steps to getting a house ready to sell are important, but it’s thinking with a buyer’s eye that can make the difference. Home stagers can help with that.
A home stager is a designer who steps in to help sellers make the most of their space and make the space appealing to potential buyers, and according to Kelly Hartshorn of Staging Spaces Design in Columbus, Ohio, staging makes a difference even before the home officially goes on the market.
“People are so accustomed to how things are placed and laid out in their homes, it's often very hard for them to think about what a buyer is looking for. I think that styling before professional photographs are taken is a must. According to the National Association of Realtors (NAR), over 95-percent of buyers are online looking at photos and taking virtual tours of the home before they visit or even call an agent,” says Hartshorn.
Staged homes, according to statistics gathered at StagedHomes.com, the website of Barb Schwartz, the mother of home staging as we know it today, average eleven days on the market versus the average 48 days for unstaged homes.
It’s a small investment with big returns, says Hartshorn. “Most price reductions start at $10,000. Why not spend a $1000 and get your home in tip-top shape to get that sale? Do it right the first time.”
I couldn’t agree more. Get in touch and let’s see how I can help.
